Looking to Owner Finance? Read First!

When I was younger, I knew a lady that had bought a home and had paid it off, just to find out that she had paid someone all of that money to someone that didn't even own the property. Later I learned how to stop this from happening to my community.
A few years later, I had a gentleman come to my office and ask me to check on a property he was interested in buying. I found many liens on the property. When a lien is recorded on a property, the lien holder should get paid before the owner of the property gets paid, because they have a debt that they have not paid. By selling only owner finance, you are not guaranteed Title to the land. You do not want to get involved with any property with liens on it that are more than the value of the property.
The same client came back a few weeks later and ask me to do another Title Search on another property he was interested in buying. This particular property was not owned by the person that was selling it. If you are in the market to buy a property with owner finance, please have a Title Search on the property first!
